Rough planning ranges
Estimate what modular could change on your project
This is a planning aid, not a quote. Every field is editable. The three project inputs are example values only, so replace them with your own numbers. The percentage ranges come from published research, cited below, and real projects can fall outside them.
Modular schedule-
Carrying cost saved-months saved times carrying cost
Hard cost change-negative means modular cost more
Carrying cost means interest, insurance, site security and general conditions you pay each month the project is under construction. Transport, crane and site work can add cost, so price them separately. See our cost and schedule guide.
Where the default ranges come from
- Schedule reduction of 20 to 50 percent: McKinsey found modular projects have a track record of accelerating timelines by 20 to 50 percent. McKinsey & Company, Modular construction: From projects to products (2019)
- Hard cost savings of 0 to 20 percent: McKinsey says cost savings are "still more the exception than the norm," so the low end is set at zero, and puts potential savings at up to 20 percent. McKinsey & Company, How modular building could build on its strengths and the 2019 report
- Project inputs (18 months, $10,000,000, $60,000 per month) are examples only and are not from any source.
